Are your floor plans the best they can be?


Its great to see our High street HMO conversion featured in Andy Grahams article in YPN this month talking all about HMO floorplans.


In this article Andy shows how HMO's come in all shapes and sizes but regardless of the style of the property you need to be creative to make the most of the space whilst also adhering to the HMO regulations.








With our High street HMO conversion we have been able to convert the property from a 3 bed townhouse to a 6 bedroom, 5 bathroom shared house without the need for an extension or loft conversion. The property had ample space to simply reconfigure the internal layout to create the extra bedrooms and en-suites whilst still maintaining the decent room sizes that not only meet but exceed the HMO regulations - The largest bedroom being over 17 Sq M + a large en-suite!


Structural work was limited to the installation of two steels. We created a larger communal area by utilising part of the hallway, and we removed an archway upstairs to create an additional bedroom. We erected a couple of stud walls to form extra bedrooms and moved some room entrances to make the most of the space. The three largest rooms had enough room for en-suites. The downstairs bathroom became the en-suite for one bedroom and the final two bedrooms share the largest upstairs bathroom. We kept all period features such as ceiling roses and intricate ceiling coving to maintain the character and appeal of the period property.




On the flip side the article includes some other great examples at the other end of the spectrum that show how to really maximise the number of rooms and push the GDV of the project by adding some serious value through extensions and loft conversions.
